House purchases

Buying a home involves a significant amount of work, from checking the legal title and raising enquiries with the seller’s solicitor to carrying out searches. House sales

When you are selling, we prepare the contract pack, pull together the information your buyer’s solicitor needs, and answer their enquiries quickly to avoid any hold-ups. We keep an eye on the chain and stay in touch with estate agents and the solicitors on the other side so that any issues come to light early and can be addressed ahead of completion. The aim is a smooth sale that completes when you need it to.

Leasehold purchases and sales

Leasehold transactions involve additional considerations, including the terms of the lease itself, ground rent, service charges, and liaising with the freeholder or managing agent.

We read the lease carefully and point out anything that could affect your enjoyment of the property or its future value, such as a short lease term or unusually high charges. If you are selling a leasehold property, we obtain the management information your buyer will expect and take care of the additional paperwork that comes with it.

New build properties

Buying from a developer usually means tight reservation deadlines and a contract written to suit the builder. We work to the developer’s timescales without losing sight of your interests, checking the contract, the planning and building documents, and any warranties before you sign. We also liaise with your mortgage lender so that the funding is ready when the property is.

Shared Ownership

Shared ownership lets you buy a share of a property and pay rent on the remainder, usually through a housing association. These schemes come with their own rules and documentation, and the lease will detail matters such as the size of your share, the rent, and how you can buy further shares later through staircasing. We guide you through the process and make sure you understand your position before you sign.

Right to Buy

If you are a council or housing association tenant hoping to buy your home under the Right to Buy scheme, we can act for you on the purchase. We check the offer, deal with the discount and any conditions attached to it, and make sure the legal side is handled correctly so that you can buy with confidence.

Transfers of equity

A transfer of equity is used when the ownership of a property changes hands but there is no full sale. Examples include adding a partner to the title, removing a former partner after a separation, or passing a share to a family member. We prepare the documents, obtain your lender’s consent where there is a mortgage, and register the change with the Land Registry on your behalf.

Remortgages

Switching to a new mortgage deal or releasing equity from your home involves legal work to repay the existing mortgage and put the new one in place.
