Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.
We offer a fixed fee which covers all the work required to complete your transaction in full. We take detailed instructions from you at the start of the transaction, so our fixed fee will cover every aspect of your matter. If our estimate is likely to be exceeded, we will discuss this with you in advance, but this is very unlikely. Our fees are transparent, and we do not add additional charges for routine elements of the transaction such as gifted deposits, sorting out indemnity policies. Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. The anticipated disbursements will be set out on your initial quotation from us.

When either buying or selling a leasehold property, there will be additional costs which have to be paid to landlords and management companies. How long it will take to complete any transaction depends on many factors and there can be a large number of other parties involved in a sale or purchase, which influence how long it takes to complete.
The average sale or purchase takes between 8-12 weeks. It can be quicker or slower, depending on the parties in the chain. For example, if you are a first-time buyer, purchasing a new build property with a mortgage in principle, it could take 4-6 weeks. However, if you are buying a leasehold property in a chain of 6 people, this can take significantly longer.
An average transfer of equity or re-mortgage takes 4-8 weeks.
